Rules & Regulations

The following rules and regulations are intended for the comfort, welfare, and safety of all residents and their guests, and to maintain the appearance and reputation of our community. These rules are excerpted from the Park Prospectus. For the complete rules and regulations, please refer to the full Prospectus document.

Key Community Rules

Residency

  • All residents must be approved by management before occupying any home.
  • Background check and credit check required for all residents.
  • All residents age 18 or over must sign the lot rental agreement.
  • Subleasing requires prior written approval from management.

Home and Lot Maintenance

  • Homes must be kept in good repair, including proper skirting and exterior maintenance.
  • Mobile homes must be washed at least annually.
  • Lots must be kept clean, orderly, and free of litter and debris.
  • Only furniture specifically designed for outside use is allowed outside the home.
  • Storage beneath mobile homes is prohibited.
  • Any alterations or modifications to homes or lots require prior written approval.

Vehicles and Parking

  • Only individuals with valid driver's licenses may operate vehicles in the park.
  • Residents are permitted two vehicles per lot if there is adequate driveway space.
  • Parking on grass, roadways, vacant lots, or common areas is prohibited.
  • No truck larger than three-quarter (3/4) ton is permitted in the park.
  • Commercial vehicles, boats, trailers, and RVs must be stored in designated areas.
  • The speed limit in the park is 15 mph.

Guests

  • All persons not named in the lot rental agreement are considered guests.
  • Guests may not stay more than 15 consecutive days or 30 total days per year.
  • All overnight guests must be registered with the office.
  • Guests are not permitted to reside in the Park in the absence of the resident.
  • Guests under 18 must be accompanied by the resident host when using facilities.

Pet Policy

  • One domesticated pet per household (maximum 20 pounds at maturity) is permitted with prior approval.
  • All pets must be registered with management and have current vaccinations.
  • Pets must be kept on a hand-held leash no longer than 6 feet when outside.
  • Residents must clean up after their pets.
  • Certain dog breeds are not permitted due to size or temperament.
